My name is Nick Stuart and I am CEO of Exclusive Hot Properties and  I am married to wonderful Filipina woman Vilma and to be honest finding out what wonderful opportunities the Philippines real estate market offers was an added bonus from spending such a wonderful time in this country.

I am an international real estate professional having travelled the world and sold various properties to my clients all over the world. I am the owner of Spanish Hot Properties SL and Exclusive Hot Properties which I set up in 2007 and I am currently living in the Philippines as I believe the opportunities in this market are for me are the most exciting in the world today.

If you’re looking for a lifestyle investment then the best place to invest is Boracay and our research leads us to promote only one development as it is vastly superior on any business decision level to anything else that is for sale there. However our lifestyle clients won’t always want to buy in Boracay, they may want to buy in Cebu, Tagatay, Batangas or Palawan. However our investors will very much focus on Makati and Bonifacio Global City. Our business is very much split into two sections Lifestyle buyers and Investors. The difference is Investors are very unlikely to use their properties for personal use whereas our lifestyle buyer will either use the property all year round or keep it for holidays and try and make some additional rental income when it’s not being used.

Why Makati?

Put very simply it’s like buying in Manhattan, Mayfair or Singapore but at a fraction of the price. The fact Makati has a Trump Tower that is 98% sold out says everything you need to know. You also have the world famous Shangri-La and Raffles Hotels in Makati. You’re buying city centre apartments with ROI of up to 10% depending on your own investment criteria. The other main thing is rents are going up every year so much so that if you were to buy a Makati Condo Off Plan by the time you take possession of that investment your ROI could be up to 50% higher depending on the build time. The reason I got into this business in the first place was looking for an apartment to rent in Makati for my wife and I and just couldn’t believe the rents being asked considering how cheap everything else was and that’s when I started to do my investigations to see if this was a real estate market to be involved with.

Why Boracay?

Well it was the place i chose to have my honeymoon as it has the turquoise sea and white sand of the Caribbean but most importantly it’s completely safe to walk round the Islands beaches at night time.I describe it as Barbados meet Mallorca. From an investment point of view it has everything you could wish for hence the comparisons with Mallorca. It has 5 star resorts and the amazing Shangri-La Hotel but most importantly it’s a small Island and there is only so much land to build on, supply is always likely to outstrip demand. The place should always have growth but it is without doubt one of the greatest lifestyle destinations in the world.
